  • All installment payments are accepted through our secure online payment system at www.RentTrack.com. Paying through RentTrack gives you the option to build your credit! You can conveniently set up recurring payments so you won’t worry about forgetting to pay on time!

  • The leasing office is always here to help. Please do not hesitate to contact us (303) 247-9926 to help set up your payment, or payment assistance can be reached through RentTrack’s customer service at 866-841-9090 and selecting option 2 for support.

  • Rent payments and additional charges are due on the first of every month and are considered late on the 2nd of the month. An initial late fee of $50 will be charged on the 2nd and a $10 daily late fee will apply until any balance is paid in full.

  • As a resident at Sterling University Peaks, you have the peace of mind knowing you have on-site maintenance. You can contact after hours maintenance at (303) 247-9926 and select option 3 for any maintenance emergencies. If it is a life-threatening emergency, please call 911.

  • Maintenance emergencies are any of the following:

    • No Heat
    • No Power
    • No Hot Water
    • Clogged Toilet (if you only have one)
    • Any Water Intrusions
  • Packages must be picked up by the resident the package is addressed to, unless the office receives written permission from the resident to release the package to someone else.

  • A parking space in our lot will be assigned to you if you leased a reserved parking space. If you wish to park in the lot, please contact the leasing office for availability (303) 247-9926. You can always utilize the street parking at no cost.

  • We want you to be informed of what is happening here at Sterling University Peaks. We will send community event invites, friendly reminders and other updates directly to your email. We will also occasionally text you with important items. Legal notices will be posted to your door. Keep an eye out on your inbox for messages from your Sterling University Team.

  • While we will do what we can to help, the residents are responsible for the safety of their property. We encourage you to be proactive when storing your outdoor items. Please secure your bikes with locks, insure your car doors are locked, and any items that may entice a break-in are placed out of view or brought into your apartment.

  • Renter’s insurance can help protect or replace your belongings in a situation when the damage was not caused by you, such as fire, flood or burglary. Renters insurance can help protect you from financial impact or liability in case of injuries in your apartment and damage to the landlord’s property or your neighbors’. Sterling University Peaks is not responsible for these items. Visit the leasing office for more information.

  • If you’re locked out, don’t worry! One of the many perks of having onsite maintenance is that we can quickly and easily get you back into your home. If it’s during business hours, call or stop by the leasing office (303) 247-9926 and our amazing leasing agents can help. If it’s after hours call the after-hours maintenance line at (303) 247-9926, option 3. Lockout charges may apply. Replacement keys can be made by the office for a fee of $35 per key.

  • Access to all of our amazing amenities is included in your rent. See our Amenities page for a full list of our great amenities.

  • Our community is in a prime location to utilize Boulder public transport options as well as the Buff Bus, which will take you directly to the CU Campus. We are also only a two-block walk from campus!

  • The entire leasing process can be done online! You can apply by clicking the “Apply” or “Apply Now” buttons at the top or bottom of this page. We can even email you your lease to sign electronically with DocuSign!

  • Payments are made through a secure online payment system www.RentTrack.com that allows flexible access for busy schedules.

  • Please reach out to the leasing office (303) 247-9926, so one of our awesome leasing agents can assist you. Alternatively, you can contact Rent Track’s customer service directly for online payment support assistance at 1-866-841-9090 and selecting option 2 for support.

  • We host community events monthly to give you the chance to win awesome prizes and help you get to know your neighbors. Making friends is easy at Sterling.

  • During your application process, you will complete a roommate matching form with a series of lifestyle questions and preferences. We use this information to match you with a roommate or roommates that will be compatible. While we obviously can’t guarantee that you will become best friends, many of our residents have!

  • Super close! We are only two blocks from CU’s campus. You will be to class in minutes!

  • Our residents can always call the leasing office (303) 247-9926 and one of our helpful leasing agents will be able to answer any questions or assist with any needs our residents may have.

  • As a resident at Sterling University Peaks, you will have onsite maintenance. You can put in a work order on your online resident portal or you can call the leasing office (303) 247-9926 to put in a work order with our leasing agents. We will take care of your issues as fast as possible.

  • We have a 24 hour maintenance emergency number you can call at any time, (303) 247-9926, option 3.

  • Any packages that do not fit in your mailbox may be delivered and stored safely in the leasing office until you pick them up. As it states in your lease, we do not accept responsibility for missing or lost packages.

  • All utilities are included for a flat rate! See our Floorplans for further details.

  • If you are on the Private Bedroom plan, your bedroom and bathroom can be locked off from the rest of the unit at a door in the common area. Your bedroom and bathroom also has its own private entrance from the hallway. None of your roommates can access your room unless you’re on one of the Shared Bedroom plans. In addition, each bedroom also has its own mailing address and mailbox.

  • All of our leases are term leases for 12 months. They begin in August and will end August of the following year. We do allow you to sublet your lease to someone else upon paying a $300 subletting fee. Other restrictions apply, so please see the leasing office for details. The office may also be able to help you find someone to sublet if there are no vacancies within the building.
