One of the most important decisions for your son or daughter will be their choice of off-campus housing. Sterling is locally owned, locally managed, and operated as though our own children live here. We believe it’s important to create an environment for serious students to focus on their studies, where security is a priority, and providing a dynamic social environment where people make new friends is an important part of the overall community. All units at Sterling are 2-bedrooms, 2-baths. But that’s where the ordinary ends. Our unique floor plans provide privacy unavailable elsewhere. Each private bed/bath area is a locked-off suite accessed without the need to pass through the living and kitchen area.
Sterling provides a shared-room option similar to the dorms but unheard of off-campus. These 20-foot long bedrooms have space in each half for a double bed, desk, and closet. Separate entries means roommates needn’t walk past someone else’s personal space to get to their own.
Sterling has spent several years perfecting a roommate matching strategy to keep our tenants comfortable, safe, and happy. If your child does not have a chosen roommate, we will provide free roommate matching based upon personal interests, study habits and more.
You will only be responsible for your student’s rent. Whether the roommate is a best friend that signed the lease at the same time, or someone we matched, you will not be responsible for someone else’s payment of rent.
Access to our property at all hours requires key fob access provided only to the residents. There is a also closed circuit security camera system throughout the interior common areas. In addition, we use the services of a 24/7 courtesy patrol to monitor the property at all hours.
We are only two blocks to campus, straight west on Aurora Avenue, and then through the pedestrian underpass at 28th Street. We also provide ample interior and exterior bicycle parking for those students who choose to bike instead of walking.
Yes! If you are renting a private bedroom or apartment, we allow dogs and cats under 50 lbs. Only one pet per bedroom with a $250 non-refundable pet fee and $30 per month in pet rent.

Our community is in a prime location to utilize Boulder public transport options as well as the Buff Bus, which will take you directly to the CU Campus. We are also only a two-block walk from campus!
The entire leasing process can be done online! You can apply by clicking the “Apply” or “Apply Now” buttons at the top or bottom of this page. We can even email you your lease to sign electronically with DocuSign!
Payments are made through a secure online payment system www.RentTrack.com that allows flexible access for busy schedules.

During your application process, you will complete a roommate matching form with a series of lifestyle questions and preferences. We use this information to match you with a roommate or roommates that will be compatible. While we obviously can’t guarantee that you will become best friends, many of our residents have!

As a resident at Sterling University Peaks, you will have onsite maintenance. You can put in a work order on your online resident portal or you can call the leasing office (303) 247-9926 to put in a work order with our leasing agents. We will take care of your issues as fast as possible.
We have a 24 hour maintenance emergency number you can call at any time, (303) 247-9926, option 3.
Any packages that do not fit in your mailbox may be delivered and stored safely in the leasing office until you pick them up. As it states in your lease, we do not accept responsibility for missing or lost packages.

If you are on the Private Bedroom plan, your bedroom and bathroom can be locked off from the rest of the unit at a door in the common area. Your bedroom and bathroom also has its own private entrance from the hallway. None of your roommates can access your room unless you’re on one of the Shared Bedroom plans. In addition, each bedroom also has its own mailing address and mailbox.
